Thanks for your suggestion with NARPM, I'll look more into them and property managers but I'll probably just do it myself beings I don't have any room to spare to pay them their fee's at this point. 

Buying here would have strapped them financially with no spare cash for the kids or the extras in life. 

Twenty years later, it feels pretty nice to have a spare million or so in your back pocket as well as thousands in positive cash flow per month. 

I don’t like spare foot, they charge a fee equal to the first two months of rent.

During your spare time go drive these mobile home parks and look for sale signs, when you see one call the number or get out and meet the seller right then and there.

In reality, it did not work exactly like that because I didn't always have $2000 to spare.

And if you included the property manager in your calculations, you could use them to ease your entry into REI, while watching and learning, without as many possibilities for mistakes.If it cash flows on 3 units, or even with you paying rent, then renting the spare bedroom and STR/MTR rentals are just a way to increase your income, or you still have the option to stick with normal renting, and add the others, as you feel comfortable expanding your skills.Good luck.

Now you might find a spare room STR that makes sense for that short of a stay but in most cases 4 -5 days STR start to make sense as a traveler.  

Usually you would compact the dirt as you go.

A recliner or two, sofa, loveseat, coffee table, end tables, smart HDTV mounted on the wall, washer, dryer, ironing board, iron, fridge, stove, dishwasher (optional), toaster over, microwave, coffee maker, cooking and eating utensils, trash cans and bags, bed with pillows and linens, towels, night stand, smaller HDTV or old style tv, towels, cleaning supplies, vacuum cleaner, spare light bulbs, toilet paper, paper towels, dish soap, laundry detergent, blue ray player with xxx movies (optional), cable and internet services, gas or charcoal grill with appropriate fuel, toilet plunger, mouse traps.
