Riverside has colleges in town and the student thing has become an issue.

I'm originally from Glen Head, NY and currently live in Parrish, FL (just east of Bradenton).  

I was doing a search for properties in Riverside County, CA (Temecula/Murrieta) and saw one that caught my eye.

In addition to HOA fees, town home communities have restrictions limiting rentals, pets etc.Over the past decade, the Island area of Logan (the area around E Center St from about 100 E to Riverside Dr) has become an exhibit of this dynamic.  

I recommend their free newsletters posted to the website above as a source for market activity and research on sub-markets such as West San Jose, Willow Glen, Cupertino, etc.
