You have to see if the roof was replaced or just patched a few years ago.

You would then need to move the knob, creating a hole that needs patching.

It's also very easy to spot the multiple patches they have made in this unit. 

I close September 1st.The current tenants that my Partner and I will be replacing for a live and flip, are not doing us any favors and i feel i will be evicting them and have contacted attorneys.My question comes to this, as the lady has taken me on as a maintenance manager so I can make the necessary repairs to the property i was Patch tiling the bathroom.

Isca-  Assuming the walls don't need patching as you indicate, a paint job can range from 1,200-2,000 for a complete unit. 

And does not pay off longterm to do patch work repairs.

I even had to hunt down 24 pink reproduction tiles to do a patch. 

After removing the glue residue (primarily with a scraper tool), some areas of the concrete were damaged and I had to patch-repair those in order for the concrete base layer to be level before laying the new flooring.
