I will add, tenants search by price and location first AND they are extremely price sensitive.

Sponsors will provide IRR and rent sensitivity tables. 

As easy as this sounds, it's not simple and usually like pulling teeth.

If you're this sensitive and PC you will have a rough time in the RE world, young lady......See.....that ^ might be mansplaining....  

But, I don't rebuild my own transmissions despite my incredible mechanical aptitude, and I don't cut my own hair, or repair my own appliances, or pull my own teeth...  

Just be sensitive to sharing deals in these forums if you operating under the SEC rules around accredited investors only.  

Being a landlord is pretty simple, but it's certainly not easy.In general, if you have a property that is cash flowing 10-20% at the beginning, you're not over-leveraged, you're not in an area where employment and population are highly sensitive to a single company/industry and you are good at managing your property (or your property manager), my experience tells me that real estate investment is much less risky than stock market investment.

FWIW I am likely only going to hold this property for 6 months as it will be a flip so I'm not super price sensitive.

If you're rate sensitive and can qualify for conventional, that route may be best suited for you. 

A few pictures of the procedures may keep some badge driven inspector to tell you to remove the sheet rock.Working with the city on permits is like working with an ex spouse or getting your wisdom teeth pulled!!
