Depending on the price point you're at, there will probably be buyers who cannot spell soffit let alone tell you the definition of it.Just make sure you can match the comps like for like or be better such as having a garage, similar bed/bath count, and finishes and you should be fine.

Buyer must sign it before possession...spell out the daily rentals amount and cover all imaginable scenarios... make sure the buyer reads and signs at least a week before they want to move in.Have you run a background check in the buyer?

100% the recipe is there and it's a cooking away but, I fear we are tapping close to a glass ceiling and when you get inflationary action like that and limited financial capacity of the populous that all spells Stagflation, and that's the looming fear I see on the horizon.

Personally, I think the confusion exists because they say you can’t use it as a investment property but fail to clearly spell out what qualifies as an investment property while also having no regulation in the space whatsoever.
