Type 1 actually consists of two different types:1a) Large companies committed to profits, offering low and/or flat fees to get investors to hire them in mass quantities, but are using poorly trained offshore workers to handle everything remotely.1b) large companies committed to service, not offering teaser rates, so they have the cashflow to offer better services.

I am form Southern CA and never heard of it.In all seriousness, the holiday months of the winter are typically slower times for real estate sales, however, in a flip, time is your enemy and holding a Property longer just to get through that time is typically not going to be prudent as the costs to hold vs the potential higher sale price come Spring is a huge gamble I would not be willing to take.

I think someone buying a property that doesn't positively cash flow and is counting on appreciation is taking a gamble, but to each their own.

@Sardar Mustafa Khan Almost every house loan out there has a “due on sale” clause, which means....the loan is required to be paid off in full if the borrower transfers title of the property to anyone else.It’s a gamble as to whether the lender finds out the title was transferred (obvious when the name on the insurance changes) and whether or not the loan will be called due.
