Problem 2: The utility company has asked me to sign new documentation as a "supplemental easement"; essentially stating that this new document would serve to act in conjunction with the prior easement, to solidify control of the easement area to the utility company and its successors, indefinitely.

2 options(1) Get them to accept a window unit, mini split or other supplemental AC to make these rooms meet their criteria- and they will still likely be a huge PITA over it and/or start to complain about a bunch of other stuff, so have fun with that..(2) Let them break the lease and move on.

The Self-Sufficiency Test does not pass the requirement (PITI ≤ appraised rent x 75%).I got in contact with another Lender B who is telling me the self-sufficiency test is required only when you need the rent pay back to supplement your income as qualification for the loan.I confirmed with the Lender A that my income alone does qualify me for the loan but they are telling me the self-sufficiency test is required regardless of your income qualifications.Who is correct on this?

Right now I feel that a CPA with investment experience along with the supplemental knowledge gained from BP (including the awesome forums) can offer insight and wisdom that I will use immediately.Could probably get assistance from someone other than a CPA but their advice would include a disclaimer that tells me to verify with a CPA lolPlus I'm more comfortable giving my financial information to a CPA to look over vs a normal human.
