Low valued SFHs can cash flow, higher value homes can not.Purpose built properties, such as multi plex units are built and designed explicitly for the use as rentals and are priced accordingly (or should be).A personal home is not a investment, it is a life style choice that will ultimately cost more to the owner than it will ever be worth (except in certain areas like CA where no one understands the value of money). 

My style has always been pay the money get launched and then grow on the relationships.. if you do that money is never an issue...

Funny thing is that buying a personal home is a life style decision that through out the life of ownership with payments, utilities, taxes, maintenance etc will cost,in 90% of the country, more than it will ever be worth.

With low inventory and high prices considering the condition of homes to be subpar, I wonder if winning a bid from auction.com would be a better route, giving us the flexibility of rehabbing the home to our style while still gaining equity from the finished remodel would be best or waiting to see how the market performs in the next year.

I would like to know you guys opinions: - it is renter's choice of their life style so I have no place to say anything about their living conditions, even they are abusing my property? 

I personally am not a fan of the style of vinyl plank flooring they chose in both units but it's tolerable.
