(This was all funded out of pocket) ~ The salon generates roughly $1,500/mo in booth rental income (3 chairs excluding my wife)~ The 2 apartments are now vacant, due to the desire to improve the property further, but they were renting for $525 & $700/mo for the last 2+ years, which is extremely low for my area (we inherited section 8 tenants).Our plan:We will be removing the wall separating the salon and the ground level apartment, which get rid of the apartment, but would more than double the size of the salon (adding 3-4 more booths & 2 spa rooms) (approx $3k+ of additional rental revenue/ mo).

How about a picture of the actual fire going in the fire pit in front yard with chairs so it looks inviting as something to do in the evenings outside.Is there a reason your calendar is closed after September 3, 2023?

You really have 2 things to consider the Fantasy of it--letting you close easier, (the potential renter believes they will use this item)and the reality of it no one using the pool except one apartment, yet pool overhead is expensive, deprecation on equipment, taxes, chemicals, upgrades to equipment, resurfacing, emptying trash, stolen deck chairs, etc...Same with a workout center, treadmills and big balls, and mats or treadmills plus workout machines, and when the TV's get stolen, etc..or nothing...What do potential renters for your specific place....think they want, and really do want....and then there is the cost....If you have dogs a dog walk is a good thing as the dog waste should be less all over the lawn.Just my 2 cents..

The front yard which is east facing does have a nice area that is covered and past tenants have set up chairs to relax here.

*** One extra tip for free.... google John Bogle's Morning star interview from June 13th of 2013 on the problems with 401K's and you will understand why 401K directors do not tell you to (just like real estate) take your ending balance and divide it by your starting ballace to get your real return on your 401K.
