Residents pay just 0.74% of their home value in property taxes, one of the lowest rates in the country.Nearly one-fourth of the city’s labor force works in the arts and entertainment industry, and three casinos are among the top five employers.

I stay out of casinos. 

So if you believe that the stock market is a better investment and are more comfortable with it then go for it, but me I think it is a casino and the fundamentals are dead so I stay away.

Meaning, expensive east and west coast markets that have their RE markets back into casino territory.Only time will tell.   

Mom + pop investors such as ourselves may on the margin be more inclined to buy something like that to get yield, but I would argue with the 10-year Treasury at 3%, and blue chip stocks like CAT yielding 2.5%, they headaches that come with being a landlord are not worth the extra 100 basis points - anyone who has been around this game long enough would agree with me on that, I hope.This notion of "staying on the sidelines" being looked down upon is also not something I particularly care for...asset valuations (and life in general) is not black and white.

Real Estate is not supposed to be a casino. 

MicroStrategy converted $475M of their corporate treasury money into  BTC and it has more than doubled since.

Strangely however no one is talking about the systematic devastation and migration that could emerge in cities and small towns with single economies like Casinos, Theme Parks, Tourism Resorts, Oil belt and College Towns.

The modern casino’s are also fun especially when you win.
