The notices you can use and the days for the notices change, I would consult your PM to be sure or read the state statutes, The PM may not know or if they do the wouldnt have an obligation to tell you, a good PM would, but not all of them will.

I do not know about Pennsylvania as it would depend on that state's statutes and landlord tenant laws.What you can't do is self- help eviction.
