A pitch book or 15-slide pitch deck is useful, even if a generic description of your business plan.

Right now just using some generic business cards from vistaprint. 

I send all numbers a generic text with info and a specific time/day to see the placeI also pre-screen each person and tell them good luck in their search if they're not the type of people I want to rent to.Then schedule everyone mostly for that specific times and day.

I have a generic contract however I know with wholesales I need to add information for contract assignment and some sort of addendum in the event my buyer backs out or deal just falls apart.
