.:  all medium to small size cities in NM, Utah, CO, Montana, Wyoming, Nevada, Kentucky, SC, NC, TN open to others but id have to leave when it drops below 50 degrees.and as long as good wifi, co working spaces of some sort, trees, and ill source deals local and partner with anyone3. part time 3 months: Croatia; my roots, medellion Columbia, Chiang Mai Thailand, Barcelona Spain, where i can still work, good wifi, community.

@Bill Cippola Thanks for posting...90% of real estate agents really add zero value to the transaction...I spend most mornings reporting agents for being dishonest...they are the root cause for speculation and increased housing prices...neighborhoods that I don't care to drive through are now "the hottest area in the city"...and I can't tell you how many agents take advantage of unsuspecting consumers and tie their property up in a contract without providing the most basic of listing services...the commission issue is really just the tip of the iceberg.

With the 3 foot deep roots the zoysia grass stays green in the summer & it makes a thick mat for choking out weeds.

I have used Sharkbites as a quick fix in underground copper line breaks where tree roots strangled the pipes, or in tight corners in the attic where if it would be dangerous to solder with so much flammable insulation around...etc, but in all cases those are emergency fixes to get tenants off my back, then I'll leave and think of a real fix and come back to do it a day or two later.
