There is a revitalization program going on in the area but I'm not resting my hat on that.

When she moved out, there was a huge mess made on the home, (Trash, carpet was left extremely dirty, messy toilets,  dirt and animal fur all over the place and strong smell of cats including evidence of cat claws on the carpet steps.

Thinking of paying a couple off and doing the velocity game, but am concerned  about having go to banks with hat in hand and pay $4k - $5k each in fees.  

Or are you just looking fur investors that want 8% return and nothing to do with the properties?

From what I can tell it just seems like you need to disclose which "hats" you possess, along with which one you are wearing at that time.

First if it's an REO with multiple offers you can forget the wholesaling stuff.If you have cash to buy it and want to buy it either to close and then resell later or hold as a rental after rehab then you can throw your hat in the ring with an offer.Throw the numbers from a year ago out the window.

There's plenty of great members here willing to help at the drop of a hat.

I'd probably rather hang my hat working under a larger property manager to do that, though.
