I'm sure they've seen borrowers disappointed by appraised values, have seen lessons learned, etc.

Is there anyone experienced in utilizing the Waterfall Framework in either a successful or horribly disappointing outcome?

I was a little disappointed last week in that I hadn't received any more mail. 

@David Frantz I was actually kind of disappointed because I did run a Direct mail Campaign(Read about Here).... but this lead came off the MLS....

The numbers: Out of Pocket Cost - Land $10,000                              Surveying $500                              Clearing $3000                              Closing Cost $5,000 (total for construction loan and permanent financing)Construction Cost and Furnishings - $81,000 (money I borrowed)PITI is $715 a month, rent is $1,100 both sides combined so I am cash flowing $385 per month.I was disappointed in my appraisal.

I am angry, disappointed, but most of all embarrassed I entered into a partnership with these guys.

I guess I am just surprised and also disappointed that I saw it on this magnificent forum set up for investors.   

I was kind of disappointed in that number but feel I can raise rents and bring down expenses.

This can lead to major disappointment, but really it's not the loan officer's fault because they can't properly evaluate something they haven't seen.
