The property is zoned to be leased to business offices, medical offices, churches, and organizations. 

I am currently a children's coordinator at a church and love my job but would love to have extra income to support our family so real estate it is!

Also find a mentor, I chose someone from my church who was doing investing and I trusted.

Some people want to give political donations, they want to feed the homeless, church, animal shelters, whatever… I prefer to give my money to hard working people trying to move up in the world.

Wishes don't do you much good though so here's what I'd suggest to help you get started working with others in the industry:Focus on the value you can bring them (it's all about them).Ask local churches if they have work that can be done or if any of their members have work that can be done.Go to a local real estate meetup and offer your services as a handyman.Do not lead or even mention your story and what you need (this is a turnoff even to good people who want to help).Charge reasonable rates for your services slightly below your local handyman average.Have a rate in mind and give your price.

So I'm thinking about just talking my partner into giving the property away to his church.

He is currently asking 150K and rents are $1300 month.I know the owner from church, and am guessing that the place is paid for, and he is selling partly due to simplifying his life as he nears retirement.
