Also, customer service reps won't have knowledge of issues an asset manager may be having with a specific property...their documentation may show it as still occupied, there may have been an issue with the foreclosure process, a different title issue, etc, etc.

Bravo @Mike Bolen - - you got it - - it's a job, not an investment.VRs are seductive in the proforma stage of analysis, but the math doesn't behave like tourists and there can be extraordinary vacancies and very hi operational costs.People go to vacation spots for a reason;  winter sports, summer hiking & fishing.

Wages are lower and workers need work more.I also negotiate the price of the work long before I ever pay a dime so I never overpay.I can understand you may be having unscrupulous contractors taking advantage, but are you sure that's because the properties are out of state and not because you didn't get a rockstar contractor referral from someone dependable?
