I go over every page with my tenant and have them initial and acknowledge at the bottom of each page and sign on the last page.I just finished reviewing a 40-page NNN lease agreement on a retail store.

When we had them sign the lease we attached the "Protect your family from lead in your home" brochure, but they didn't sign anything saying that they acknowledge that the house was built prior to 1978 and may have lead.

If we are starting with the assumption that any property manager we are discussing is a bad one, then I suspect it would never make sense to hire one.While I acknowledge that I am "leaving money on the table" by using a manager, I greatly prefer the emotional distance it allows me between the property/tenant and myself.
