I live in southeast Michigan particularly the Ann Arbor area.

You might want to consider one of the many more affordable markets in the mid west and southeast that cash flow very well.

The next 12 months will be difficult though.Other areas to consider are the Mountain West (Utah, Idaho) and the SouthEast (Tampa, Atlanta, Charleston).

Submarkets with the greatest year-over-year compression in vacancy rates were Pickaway County, decreasing 300 basis points to 2%, Southeast, descending 170 basis points to 3.1%, and Licking County, narrowing 150 basis points to 2.8%.

John Anderson thank you for answering my questions I kind of knew all that stuff I ran to manufactured modular lots in Southeast Texas the Golden Triangle area work for Oak Creek homes which builds both and we put Home here along the coast after the Hurricanes blew houses away they won't blow these Oak creeks away that are down here a modular home is the way to go when you're putting them up above ground  20 foot in the air. 

Either side will work, but If I had to choose, It would be South East.

In southeast Florida you're going to have a lot of options.

If you're ok with the southeast valley, I'd also suggest Chandler because of the growth of businesses they've had.

Basically the rest of Essex county and rest of Middlesex county that isn't a direct Boston burb or Metro West.c) South East MA which is basically all of Plymouth and Bristol Counties as well as the Cape and Islands.
