Your state of orientation of the llc does not change the way your insurance policy reacts to a claim. 

Find the weak link of the tenant ... and push on it... to force the tenant start thinking ethically and get the taste of her own medicine, while still realizing that you are breaking mountains for her.Man it hurts my soul to see how tenants react, have a conversation with her...Specific conversation, asking her when she wants you to pay off all her moving and babysitter expenses, who is talking .... her lower self or her higher self?

What will we do if sasquatch is found and claims native rights to the Pacific NW? 

I am curious to how market will react because we are sitting with a lot of cash and yet not a lot of good properties are on the market.

I can personally control my systems and I can control how I react to drunk people in my vacation rental.

Even though all of the Nor Cal MLS's have data sharing agreements, ever since they all went insular and consolidated everyone's data onto their own native platforms, it's been something of a mess.I've found that you still want to be a member of the home MLS where you will be doing the bulk of your business as not all of the data always gets shared properly between the various systems which cover Nor Cal.Hope that helps.
