Speak to your local MH dealer....sometimes you can work a deal where they will put their models on your spaces and sell the in your park.

I have no idea about your particulars, and there may well be reporting requirements for the IRS and state for real estate dealers, which it sounds like you are.

It is owned free and clear and was a rental that ended up being rented by a pot dealer who used it as a grow house.

They are asking for reductions and commission with back door dealing etc.The brokers/agents quickly learn that buyer is a "wheeler and dealer"  and has no loyalty or is above board and truthful.Do you think a lot of brokers/agents will want to do deals with such a person?

OTOH, if its a complete dump and filled with drug dealers, it will be a huge turn around challenge.I'd strongly recommend you start with a few SFRs.

In fact, I specialize in taking over properties that are infested with drug dealers; kicking them out; and rehabbing the buildings.

Its just run down and full of crack dealers living in the mansions right now.
