Thanks for the replies everything.I'm new to the eviction process so I found an eviction guide for Michigan (https://www.biggerpockets.com/forums/697/topics/518334-michi...)Since I'm not located in Michigan, should I hire an eviction attorney to manage the entire process for me or should I have the property management company issue the 30-day notice to quit?

The only thing I can do to help justify it is that now with income in the highest tax bracket, I am saving 37% on any depreciation I can get.Will someone either wake me up to my new found delusions or encourage me that I am still on the right track.

I’ve found a few properties that might be good deals if the list price can be negotiated down a little (~10%).

Last second found out the Property tax estimate they used was wrong.  

I’ve bought most of mine off the MLS, but have found a few off market or from wholesalers.

I have a property I’m wanting to put an offer on but found out that will be being built in the next year or two! 

I found my path in the real estate world and it's because of the wide variety of education I received from the subto training videos and community.
