Then buy out my partners on my Costa Rica properties, and just host retreats in Costa Rica, visit my cabins, collect cash flow, and enjoy my wife and kids and travel around visiting friends in my awesome motorhome which I have not purchased yet. great goals.. mine is to buy a nice drift boat and flyfish all over the west and up into BC. trying to figure out do I buy a summer cabin say in Western Montana or Eastern Idado as a home base..

The Columbia market -- specifically West Cola, Cayce, North Main, toward Camden, etc. -- appears to have some properties that would cash flow well, but may be limited on long-term appreciation.I'm looking to stick to market-rate properties.  

.......... the issue here is and if we look at the facts againyou have a TURNKEY HOME  being sold to a WEST Coast investor..

We get families from the northeast and mid-west.

I've never felt unsafe, but I hear the danger is mostly around West Rogers Park, and I'm East Rogers Park.

On the flip side the clients I fund in my land deals are doing very very well in the foothill subdivision 50 miles or so west of the springs.. but thats the land game buy low sell high.. cant wholesale that stuff it needs to go on MLS to marketed and turn around time is generally 90 to 180 days but nice margins for my clients ..

Now this is west coast..  

It has appreciated greatly in the west ward and wanting to keep it but don't want the people interaction.

We're currently scoping out a similar duplex in Cleveland Heights and another on Cleveland's west side.

Florida's West coast or Austin TX are seeing 5+ months of listing inventory and declining home prices.
