The first wood flooring finishes were waxes and varnishes, and then along came shellac, and then oil-based polyurethane.

And always buy the extra thick wax ring. 

Ive seen many people burn the candle at both ends, and not really change anything.

Can I legally ask the second floor tenant to stop burning incense, candles, etc.

The funniest one was the wax seal under the toilet was leaking, and the plumber called to ask if my tenant is a heavy guy.

@Michele Wax interesting - I’ve always heard that here has to be an intent to use it as a primary residence for the first year, but haven’t really heard anything about the nitty-gritty of the loan.
