Keep in mind, this is the Midwest, so things are probably a little different, but in my experience with banks/lenders, you just don't have enough equity in your property to warrant the risk they would have to incur making a loan on it.

Just because someone transferred a property by Warranty Deed, does Not mean there are no liens, just that the seller "warrants" clear title.  2) Less likely, they could be waiting for a deed transfer from HUD back to WF, or a POA for the sale.
