If a veteran with eligibility assumes a VA loan it can be done so it doesn't impact the selling veteran's entitlement for future use.

Hi, I am a photographer and videographer who specializes in multifamily and short term rental properties.

California is making it easy for those building for disabled Veterans, the homeless population, etc. in association with non-profit groups.

I would have a leg up in that I am a professional photographer, and that my rental would have a large fenced yard, playset,and a playroom. 3 rooms with 4-5 beds.I did reach out to property managers and it seems i was undervaluing its revenue as an LTR.

If you have less capital, you can bring those skills to the table in a partnership and attract financing from others.If you're a veteran, the best strategy is to do a house hack with a VA loan.

Second question - my partner is a veteran, I am not.  

Putting the right people around you with expertise across state/local taxes/law, insurance (your Airbnb policy isn't all it's cracked up to be), good designers, photographers and more cleaners than you think you need is some of what people overlook.
