Thank you Nick - unfortunately it is the name of the game in this space that there will be people with bad experiences, typically when the appraised value doesn't come in as what they expect and they lash out at the lender accordingly (anyone in this space obviously understands this occurrence).

If you don't/won't have WiFi then you should either consider a SimpliSafe system that you can move around from house to house, or some type of Trail cameras like hunters use for identifying game areas.

Monthly operating costs vary between €150-250 based on the amount of work and the type of accountant office you would choose to work with (those focused on foreigners usually charge more).It is true that in general this is higher than in many other countries.It is the first time I have heard about the possibility of a virtual office from out of an LLC.

I've included an example below to help illustrate this.So different lenders have different rates (which do vary even for DSCR loans) but these are factors they all consider.See example below:DSCR < 1Principal + Interest = $1,700Taxes = $350, Insurance = $100, Association Dues = $50Total PITIA = $2200Rent = $2000DSCR = Rent/PITIA = 2000/2200 = 0.91Since the DSCR is 0.91, we know the expenses are greater than the income of the property.DSCR >1Principal + Interest = $1,500Taxes = $250, Insurance = $100, Association Dues = $25Total PITIA = $1875 Rent = $2300DSCR = Rent/PITIA = 2300/1875 = 1.23DSCR lenders generally let you vest either individually or as an LLC.
