I’ve talked to a number of investors and they can’t get 10% down on owner finance transactions were the deed transfers at closing.I operate in 4 or 5 markets.

this is the distinct different between being an actual lender like a bank .. and an investor in a fund.. two very separate transactions.. when you lend and receive collateral on the asset you get paid when it pays off or the borrower refinances etc.

So my conclusion is if you have Means  to transact this is probably just as good as any of the masterminds out there.. but if you are thinking by joining its going to bring you investors to help with deals.. not sure about that.

Recently, this sponsor resumed paying distributions after pausing due to Covid-19.One of the sponsors, a first-time sponsor is selling now for a loss of about 30% of our original capital, after doing a capital call last year.When Covid-19 hit, one of the them had been in the months-long process of selling to a buyer who presumably offered the highest price but was unable to close and pulled out of the transaction.

Although I probably get killed on transaction fees which is part of why I am not pulling the trigger (along with lack of time to execute well).There are games you can play for increasing your returns in the stock market (sector rotations, rebalancing, being a good company picker) but you lack operational control.
