Your contract should state that your buying the house in the condition it was when you initially offered, if it deteriorates or threatens to let them know to fix it or get a contractor to remediate the problem while it's dragging out.

Whatever you say/threaten, it is imperative that you follow through with it.If it sounds like paying rent on time is going to be an issue for the foreseeable future, you may want to shift the conversation about having them vacate and getting someone in there who is willing and able to pay rent on time.

One of his rental homes flooded, and she threatened to sue him if he set foot on the property.I just assumed that standard landlord law gave him the right to enter a property to do emergency repairs or damage mitigation, but this lady is really freaking out and says she has a friend who is a lawyer who swears up and down he cannot enter the property without her permission.Any words of wisdom?

However, this new buyer is threatening to get attorneys involved because he seems to think that this is not a encroachment granted in perpetuity.I think my folks are in the clear on this due to the nature of the language in the agreement but the last thing I want to have happen is get lawyers involved and have them have to pay to move the tank since, technically speaking, they are in the wrong.Don't have any experience/advice in this matter?
