AMC has been wise to issue shares at these sky high prices but wouldn't it be wiser to buy their "undesirable", discounted theaters and do an OpCo - PropCo split; spinning of their real estate into a REIT refinancing some of their expensive debt as property level mortgages along the wayWould be a hell of a lot more tax efficient! 

Then it has a pullout in the living room and in the theater/game room.

There are 40,000 nice houses with nice furniture for rent in the area, and the only thing to compete on in that bucket is racing to the bottom on price, unless you're able to compete on the experience (themes, arcades, theater, etc).
