What was their level of speed & competence? 

Due to a very high entry level in my home state (Long Island, New York), I have turned to look at out of state markets, particularly Augusta, Georgia. 

Pricing and risk levels are about the same for the same type of stuff in either city.

Once you know who in your circle has $ to invest, you then need to understand their risk to reward level so you know what deals fit their bucket.

That said, you deserve a management team that treats your properties with the same level of care and attention as they would for larger clientsI’ve heard from other investors that finding a great PM company can be a game-changer.

I’m certainly newer in the capital raising space and I’ve found quite a wide range of experience levels throughout the group.

High level local impacts are rising rents from Santa Barbara to San Diego and high demand for luxury purchases.

Be aware of California taxes that will hit you in their other funds based on your income level.

I sold my company to a national PMC named PURE,  they have a large footprint in California and are always looking for people at most levels. 

The price to rent ratio one can get in the Section 8 space in Detroit is next level.
