Over the years, I’ve learned that offering tiered returns can be a win-win strategy—it rewards investors for their level of commitment while helping us maintain flexibility in our business.

In my market, which is a fairly economical place to build, I am friends with full time builders that are in their properties about $150k/door for construction level finishes.  

Entry-level salary but certainly nothing to frown upon.

Including the location that you are looking into doing this in, if you have a p.m. or not, and who that p.m. is, and their level of experience with it, or if you are self managing, And so much more.

I’d recommend waiting till you have a cushion of some sort depending on your comfort level before you take the plunge and buy the second deal.
