Newbies are always optimistic lolTake into account market conditions in that area.If you go to Zillow, put in the address, scroll down to the tab "Neighborhood".It will tell you the "Market Temp" for that area.

I've noticed some rentals pop up on zillow that were way way way higher than what I was seeing in cross reference, I'd suspect someone was trying to manipulate the local data, I only noticed it by luck and spend countless hours on various sites.

I'm assuming that anything in regards to the Marketing Campaign needs to be documented fully to prevent the Seller from claiming you had manipulated the Seller to sell to you after the Listing expired.Another issue that is coming up in my mind is that, if I buy within 120 days from the Listing Contract Expiration, then I must factor a commission to the Listing Broker.I can offer the Listing Broker his share of the Commission.If I offer the Seller to buy his property AFTER the 120 day cooling period, then I'm just acting on my own behalf as an Investor.
