Also, after a year, the mortgage hasn't been paid down by much, especially if it's a 30 year mortgage.The only challenge you may run into is if you purchased it using a low or no money down mortgage option like FHA or VA lending.

Flipping it will take time if you have to sell.Plus a home like that doesn't lend itself to a LTR unless there is a demand for high end rentals.What I would like to see is some examples of what you are looking at along with basic numbers you have run so far.

Most lenders I work with would lend you 70%-75% of the value of the property, but only so much that your NOI/profit is 20%-25% of the monthly loan payment.
