From what I understand REIGuard is a surplus lines broker (generally reserved for substandard risks) marketing itself as a flipper/small residential specialty program that can compete with traditional insurance companies. 

I'm fairly certain, if you bought at sheriff's sale, that if someone redeemed, you would Not receive a pay off for the full loan/judgment amount, if it were higher than your bid....you'd receive your bid amount plus some interest/fees, and the foreclosing lender would receive any surplus.  

So you could start the bid @ 90k, but you'll owe the surplus over the judgement amount of $30k + fees/costs.

Until I leave (2019) I am exploring the possibility of renting one or two of the rooms to provide a surplus towards paying the mortgage.
