I learned this from my father who was a "building superintendent" (think janitor) for many, many years and even though the properties he managed had a plumber, electrician, painter, etc. on contract he was there to oversee any repairs on occupied rentals.

J Scott will get all over me about that one :)If you are willing to take a management class that is a good start but in my humble opinion you may want to hire a project manager, foreman, or a superintendent to help you on your journey.I have taken loads of classes, courses, certifications, blah blah blah but I feel experience is the real teacher.

unfortunately we only know 1 person that financially could help us and he doesn't want to because that means he will lose his A team foremen and next superintendent sooner then if we have to track $ down.

I have around 50 rental units. and I have been using Buidlingstack for a couple of years now at $100 per month, but I really need a communication feature that I can keep track of how fast my superintendent takes care of tenant's complaints. but with building stack the feature costs an extra $200 and brings it to 300 per month for 50 units.
