I have noticed Q3/Q4 strong but it's still competitive, many agents are struggling. 

I have vacant properties that have been a struggle to upkeep while they are on the market either to be rented out or sold, whichever comes first.

So, keep that in mind because if your struggle you will personally be on the hook for the debt.

I suspect because some are struggling with liquidity since  they are holding loans longer than anticipated because their borrowers are having difficulty refinancing off their books.  

@Luis MazaIf you struggle with a wholesaler, reach out for more, there's usually a dozen or so good wholesalers in every market in the land....In addition to that, as a business strategy I would say that a great thing any flipper can do is develop their own off-market seller marketing techniques.

Maybe they benefit and that's great, but a large part of valuing wealth and what it afford comes in the struggle to obtain it.

I've got my first deal under contract, but I'm struggling to find committed cash buyers/investors.

Because  rents are lower, they struggle to charge a fee large enough to make it profitable.
