Have you ever stopped to think about how much wealth you’ve built up just from being a homeowner?

Stop hanging out with your deadbeat buddies who spend all day drinking, talking sports, and otherwise wasting away.

Tenants file bankruptcy, go out of business, stop paying, but stay. 

Lenders stopped allowing rent by the room due to modifications done to the property resulting in functional obsolescence and significant cost to cure in the event there was a default and they needed to foreclose on the home and resell it, given that the main buyer pool for single-family homes are primary occupants. 

Why not joint venture with someone who has money, fix & flip itWhy not rent it out for at least the monthly carrying costs.Why not sell it on a lease option, get 10% cash up front to fund school? 

Nope I do not intend to do any business of the lending variety in Vegas I only do joint ventures there. 

Just because people come through doesn't mean they are stopping. 

Reason I ask is there are going to be a lot of real estate ventures where ALL money is lost, and many are due to poor management or buying a deal they should not buy.

I was wondering if most wholesalers have stopped using direct mail and just moved to google/facebook to find deals?
