I also encourage the tenant to sprinkle PREEN on the beds a few time a year if weeds start to pop up.

The primary rental season in the Poconos has always been summer, with "ski season" as a smaller secondary rental season sprinkled in, but not really much any more.Keep in mind the Poconos aren’t high elevation like Vermont or Colorado - they’re only like 1,000 ft above sea level so it wasn’t really great skiing to begin with.

We have a lot of deferred stock sprinkled throughout the entire area, even in "nice" areas.  

The other thing I've noticed is that it is liberally sprinkled with "buzz" words that are used in sales to inspire excitement and action.  

Eventually, I will expand my footprint to the Coast, with some properties sprinkled throughout the entire State. 

This is why I tend to have niche lists sprinkled in with a broad marketing list that doesn't have equity filters and also includes absentee and owner-occupants.

If you are wanting to own rentals, but are limited on capital, it may be helpful to sprinkle in a flip or two, then buy a rental.

My goal is to do a flip and also have a rental property by the end of the year, with regular agent buyer/seller work sprinkled in the mix. 

Sprinkling a building is very expensive and often the biggest upfit cost.
