I would owe a large amount at the first year anniversary.

Clean up exterior, freshin up exterior paint, put ownings on, do easy maintenance landscaping, add a coin operated laundry for additional $100 per month at $1.50 for washer and dryer each, increase rents in between tenants or at anniversary dates. 

One job the architect specified these little (cheap looking to me) soap dishes.

I just know so many people who don't ever check their dryer lint traps, or use too much soap, etc.

In Texas the owner must file their petition before the second anniversary of the date of the sale of the property and they are divvied according to all that is owed ie: all outstanding legal debts in the order they occurred. 

It was while I was shampooing the carpet in my socks, feeling the soap and grime ooze through my toes, that I promised myself I would never do another self-managed rental again.  

Put a key lock on one of the closet doors to store your things you don't want others to use.Have extra stocks of commonly used items like soap, shampoo, lotion.

By the time X years have passed, the guideline specifying X years will itself likely have changed to be some number other than X (X-2 is what you hope for, but X+2 is also a possible change).So, instead, I'm simply going to suggest that you are at least a year out, and...Have your outlook or other digital calendar ping you annually on the date that the bk was completed (discharged etc), and dial for dollars annually asking your go-to lender what the current guideline is on that anniversary date following a chapter 7/13/whatever bk. 

Also, the anniversary of the owner's death just passed a few weeks ago and felt as though it was an inappropriate time to talk business. 

I originally thought it would only take about 6 months to get totally healed and in December I had my 6 year anniversary.
