Clean up exterior, freshin up exterior paint, put ownings on, do easy maintenance landscaping, add a coin operated laundry for additional $100 per month at $1.50 for washer and dryer each, increase rents in between tenants or at anniversary dates.

In Texas the owner must file their petition before the second anniversary of the date of the sale of the property and they are divvied according to all that is owed ie: all outstanding legal debts in the order they occurred.

By the time X years have passed, the guideline specifying X years will itself likely have changed to be some number other than X (X-2 is what you hope for, but X+2 is also a possible change).So, instead, I'm simply going to suggest that you are at least a year out, and...Have your outlook or other digital calendar ping you annually on the date that the bk was completed (discharged etc), and dial for dollars annually asking your go-to lender what the current guideline is on that anniversary date following a chapter 7/13/whatever bk.
