Buyer's maybe in a position to leverage and renegotiate a fair price they feel is justified, but Seller's on the other hand are not ready to lose their shirt, give in and settle for a deal they don't feel fair and justified.Any thoughts or feedback will be appreciated, without a doubt, real estate market has and will continue to be impacted, but do you feel the commercial real estate market has taken a nose dive or a starting a downswing cycle, will this be damage be temporary or permanent?

I will have to work out some of these no sense taking the hard nose approach.. deal with each one as they come up.

Glad I didn’t read Russel’s post while I had coffee, may have come out my nose...On a serious note, our location is somewhat unique as we’re not a pure vacation nor a big city.  

I've had my current job for 2 1/2 yrs making 75K per year and have a clean background but before I had my current job I was unemployed for a while and ended up filing for bankruptcy causing my credit to take a huge nose dive (sub 500 range). my Question is: to avoid the credit requirement (I wouldn't be able to find a co-signer) would I be able to put an entire lease down as a security deposit and pay my rent as usual so long as my income qualified?

Tenant's dirty clothes are all over the floor, people got to step over it, smelly dishes in the sink for weeks, and people had to hold their noses to see the place in addition to seeing my filthy tenant with his foot long beard.

If your nose can't tell if you're talking to a smoker, I don't know what to tell you.If you want to find out if you're talking to a pet owner, start talking about your pet.

Agree with you, this first rent control measure is just the camels nose under the tent, more will follow.

(I personally hate loans but am planning to cash out refi some of my holdings if the market continues to nose dive and we have a chance of seeing crazy recession level deals again!)
