They also smoked weed in the house stinking the whole house up badly and stained a brand new bedsheet, trespassed on our neighbors property making them very upset.

EDEN would like to pay me the previous 4 months' rent but I have to fix issues all the little issues in the house, such as fixing hole on the wall, changing the battery for the smoke detector....).

If you are going to wholesale the property, try not to blow smoke and say you need to have your partner come look at the property before closing - you are wasting the seller's time and many have been burned that way. 

Door lock, detector batteries, other consumables, replacement of damaged or disappearing items like pool towels and linens, replacing blown out screens (I spent over a grand just on screens last year though we did have a freak huge hail storm).

AND, I would require that there be a smoke detector in the garage that is "connected" or "talks to" the smoke detectors in the house so that if a fire does break out in the garage, the tenants can get out out before the house burns down.I would also make sure that there is a sufficient fire wall between the garage and the rest of the house.

If it was a less damaging issue I might wait it out, but water, fire and 'safety' (CO detector etc) and it would be on my schedule not theirs.

I have had to advise customers that the small addition to their house , when pulling a permit will trigger the inspector to make them add fire sprinklers to the whole house , hard wired smoke alarms , upgraded electrical panel , plant 15 trees .
