You can find some better deals if you sift through things though. 

However, I just made a lot of calls and sifted through the details.

While sifting through the forums, I saw quite a few posts mentioning that multi-families in that area are tough.....often overpriced and tough to get a good return.

Sorry lame humor is what I do best, according to my family.I love Houzz.com for ideas... literally thousands of images, and you can sift through them fairly efficiently. 

I have been doing tons of research and sifting through lots of potential deals and finally, tonight, our offer was accepted on a property that I think will fit nicely with the BRRR strategy!

They must work since many use them, but then you have more work sifting through the mail, making calls, cutting out the less serious and motivated, the "what can I get" bunch, then begin in the same spot you would if your waitress said my uncle is wanting to sell his house.

Wholesaling, and really just about any REI strategy is a numbers game and you have to sift through a fair amount of trash to find the gems.

If you don't show up, you're left with no more excuses to either sift through years of knowledge on these forums or go waste a ton of money being upsold from a guy who probably hasn't actually done a deal in years.

I try to sift through deals using the 50% rule and then take a closer look if they pass that test.Before I end this long post, does anyone know where I can get data (free or pay) that is historical and for rent, property prices, and vacancy rates ready to download in excel?
