@Owen Rosen the links you shared pretty much only state a tenant shouldn't have to supply liability coverage to their landlord.Of course they will say this as the provider does NOT want the extra liability of covering additional parties!

While people will share a bathroom in say a 2/1 it is likely a harder sell in a 5/2 and the price you command is less. 

The parties will jointly appoint an acceptable mediator and will share equally in the cost of such mediation.

We’ve got the experience and empathy to help navigate even the trickiest situations. 

We had to move fast and initially decided to sell it, the relator who was helping us somehow convinced us we should make it a rental property......... and let her be our tenant (insert face palm here) so since we had no real estate experience and we were already moved away, we agreed.

Have any of you property managers out there implemented something like this, and would you be so kind to share yours with me so I can get some ideas?
