This is being pushed on out of state investors who don't have a clue what they are signing up for.

I think I was fortunate to find a roll outside of real estate to diversify my income across two different sectors of the economy. 

So if a good deal in a good location comes up, the broker is calling that buyer that they know very well versus rolling the dice on a "newbie" like me.

We are talking about taxes on 15K.On another note, I had the exact same issues 3 months back but that time, since the LO had not mentioned it, I did not push for it.

There are many people on this site pushing those locations that have not historically kept up with inflation.Btw I advocate all newbies start local even if their local market has not kept up with inflation.  

Then, if or when you decide to sell, you’ll have valuable insights to apply as you roll those proceeds into your next investment property.

Buy in a market not too far away, 30 to 1 hr from a decent city center where values are reasonable and a city push out with help your rent and appreciation. 

A lot of things to think about that good agents should be doing for you just in regards to checking open or suspended permits, liens/rolling fines, is the property condemned, any outstanding issues that could be adverse to you.

If it doesn't happen often you could roll the dice and always convert back to a LTR if you had to.

It kept me pushing forward.
