Require your renters to have rental insurance and if they have trouble finding renters insurance that covers their breed, there are add-on policies that ride on top of their RI and that will insure any breed.

If the rents have rebounded or are way above the last major downturn then whatever you are experiencing is most likely a short term blip and you should "buy right" and ride the wave back up.

Btw, it was 2%, but don't tell anyone..smh. lol Yes, it was tight- I think I was looking at about $200 (wouldve been my lowest cashflow to date) but my plan was to clear up remaining debts and also its already written that next year my rents were increasing to $1900 anyhow so I was going to ride the wave.

Instead, they miss the cloth or aluminum wiring and poor circuit allocation and instead show you with their fancy plug that "polarity is reversed"; or the always arbitrary "the roof likely only has 5 more years left max" because they see a 3-tab shingle from the ground and completely miss hail/wind damage on a newer architectural shingle citing its "lifetime warranty".

My issue is with the ones who don't do any research beforehand to ask a better question.A new person asking about house hacking a multi vs. a mother-daughter is a great question, and they have narrowed their scope and are doing the work.A new person asking how to get into investing is just being lazy and hoping for a Doug Flutie hail mary to land in their lap.I think of it as, how do you want to show up and appear to other people, in any forum?
