If the phase goes over a week or two give a weekly draw that is set to release as long as the job is on schedule.

Greger   In addition to the great advice above, most lenders will require proof of funds to start the project, as you'll have to "front" the rehab funds to get started, then the property will be inspected and the rehab funds released from the lender according to a draw schedule.

@Elaine GoepfertCongrats on getting them to do a deed in lieuAs mentioned make sure the release is a full release of debt and does not allow them to come back after you for the deficiency.
