For the last 3 years the lower risk loans on the peer to peer platforms have been bid to where they're paying in the 7-8% range.  

I personally love the Cleveland market for its cash flow ranging from 10-18%.

You can give yourself confidence by running numbers and giving a confidence range to the assumptions.
