It would actually be a net PROFIT given the huge increase to tax revenues. 

It is not a scam, but you will have a very hard time finding a deal that is worth working with them, and frankly you are going to have to find someone that does not understand at all what their property is worth and get them to accept a super lowball offer to make it worth it. even then their points and fees will eat up so much that getting the 10% down loan will have a much much higher profit margin.

If both houses were sold in 2024 then the loss will negate the profit from my understanding.

@Jay Hinrichs exactly the risk is even more than traditional development and the profit is actually less with more operational headaches.

By saying that you want to sell in Costa Rica to reinvest in the US, you are signaling that investing in the US is more profitable than in Costa Rica.

My understanding is profit from lending is considered "taxable income" and is therefore added to your income and subject to your normal tax rate after all deductions, etc.

The first year we spent $45,000 on the program, and our deal flow doubled with our net profit up 70 + %.  

The rates will be lower and will allow you to maximize profits.

While I don’t yet own investment properties, my wife and I have successfully remodeled and sold a home for a profit, and I’m eager to build on that experience.
