This deal came along and I have an opportunity to cash flow $3k a month When converted to a fourplex and it has a non attached garage that I could turn into an ADU which would add to the cash flow.im just hoping to get out of the hard money loan and lower my payments and rate if possible so my rents can cover mortgage.I have an air bnb rental that I have a very nice chunk of equity in but won’t be able to sell it til spring.

I'm looking at a duplex to BRRRR if possible, but I'm not sure of the area myself.

I would then work to renovate the bad unit as quickly as possible.  

I know that this is a big risk property but I believe that it has the potential for high return if I can get all of this permitting and renovation work figured out on the front end.I'm just looking for any advice on how to cover myself on the front end prior to making an offer and how to expedite the work so that I can get renters in and start recouping on the investment as soon as possible.

So, let’s RATIONALLY take a look at the three possible scenarios.1.

I want to immerse myself in the real estate investing space as much as possible.

I’d like to keep the current fixed-rate mortgage in place and, if possible, have the debt transferred to the LLC as well.

It would be possible in other ways like a lot of hot client leads but anything other than that will probably be specific to what that agent needs.

I think tax benefits should be secondary to buying something that would work well as a STR.I would recommend you consult a tax professional to see what possible tax benefits you could receive from buying this STR.

So, it's possible, and still for you!
